Format
These courses are delivered by way of seminar talk and address sector specific issues facing owners’ management companies in a succinct manner. Their aim is to provide participants with a summary of the area and offer up-to-date relevant and practical information to assist participants address the subject in issue. These talks offer professional development for all owner’s management company stakeholders.
Courses
Our present individual course topics include:
- Service Charges; this talk will provide participants with guidance on how to set service charges, the mechanisms used to recover service charge arrears and the statutory rights of the management company to collect such charges.
- Common areas; this talk will provide participants with guidance on the liabilities arising from common areas, who is responsible for them and what can be done where the transfer of the common areas from the developer to the management company has not taken place.
- Voting Rights and company meetings; this talk will provide participants with guidance on the obligations arising to both members and directors at the annual general meeting (AGM), how to chair such meeting, and the principles applicable to voting on and amending house rules and OMC company documents at such meetings.
- Financial and accounting requirements for the owner’s management company; this talk will provide participants with a summary of obligations arising to owner’s management company in areas of financial accounting and reporting.
- Legacy construction defects; this talk will examine the issue of construction defects in owners’ management company property and will provide participants with guidance on the obligations arising to tackle such defects and the implementation of sinking funds.
- A review of the Multi-Unit Development Act, 2011.This talk will review the primary legislation governing the operation of owners’ management companies in Ireland, with a focus on the setting of management company fees; the use of common areas and house rules and the remedies available to unit owners and management companies when the legislation is not followed.
